The Super Heero Scaling Project

In recent months, the European macroeconomic context has shown signs of slowing inflation, after a two-year period characterized by price tensions.
In response to this scenario, the European Central Bank has initiated a gradual cut in interest rates, following a prolonged period of restrictive monetary policy. This trend reversal aims to support economic growth and facilitate access to credit for households and businesses by reducing financing costs. The goal is to stimulate internal demand and favor financial stability within a still uncertain framework, influenced by global geopolitical dynamics and the ongoing energy transition.
The new monetary policy cycle opens more favorable prospects for businesses' access to credit and the realization of new investments. However, for investors, this scenario translates into a context of lower potential yields, making careful selection of investment opportunities even more important, focusing on projects with concrete impact and added value.

This average differential of 7.91% compared to benchmark indices reflects both the promoter's commitment and the attractiveness of the opportunity proposed to investors, without compromising the positive impact generated by the project.

It is worth emphasizing that these yield spreads compared to benchmark indices, while currently high, tend to decrease in line with the general evolution of interest rates. Consequently, opportunities of this type may become less frequent in the future, in a context where market yields are progressively realigning downwards. The end customer: Rete di Imprese Luce in Veneto

The Luce in Veneto Business Network is the owner of the property where the energy efficiency works will be carried out. Please refer to the "Contractual Structure" section to learn more about the contractual model between the parties.

The site of the intervention, the "Light Design Village" (LDV), was born as a regeneration project within the barchessa of the Venetian Villa Ca’ Marcello, where an underutilized warehouse is being transformed into a shared laboratory and center for the culture of light. On July 10, 2025, with the official opening of the construction site and the ribbon-cutting ceremony, the first spark was lit for a journey that intertwines training, research, and experimentation. The LDV is designed as a living and inclusive place, capable of connecting designers, businesses, students, and institutions around a common vision: light as a design material, language, and method. It is not just a physical space, but a cultural ecosystem that opens new possibilities for design and the territory, creating community and new connections. Led by the Luce in Veneto Business Network under the artistic direction of architect Silvia Codato, the Light Design Village becomes a symbol of innovation and collaboration, moving toward new horizons. The works have already begun, and the spaces are expected to be inaugurated in July 2026, bringing this portion of the historic building from class G to A1.
